“Coming Soon” SignPre-Listing Inspections

  • Pre-Listing Inspections: We highly recommend a home inspection before you put your property on the market. We all know that inspections are one of the contingencies with buying a home. If you have owned your home more than 5-7 years, we would recommend this. $350 on an inspection is a wise investment to make toward selling your home. This way, you get to see if your home has any issues, take care of it with repairs, and we disclose in the seller’s real property disclosure. A lot of the time, buyers back out after the inspections are done. This way, they can’t get cold feet and we get to close escrow on your home.

  • Take Sellers To Go Preview Competing Listings.

  • Pictures are a Great First Impression: Often the photos that are included in your MLS listing are the deciding factor of whether a real estate professional or a potential buyer will opt to physically view your property.

  • Promote Your Home Via the Internet. Your listing will be placed on the Internet within 24 hours of being listed! Websites on which your home will be featured are: Realtor.com, Zillow/Trulia, HomesandLand.com, Ferrari-Lund.com as well as all links. 

  • Staging a home for sale can add the extra WOW factor that can be the deciding factor for a potential buyer to actually make an offer to purchase your home. We have bins of home accessories that we can use in helping decorate your home, if needed.

  • Our Open House Events are optional. They are staffed by us, a mortgage lender, and possibly an insurance agent. We are there at the property to work and answer questions for patrons and neighbors. Scheduled showings can be arranged at the same time as well. We have successfully turned open house patrons into clients already. Holding open houses on weekdays between 2:30pm – 5:30pm, when parents are picking up kids from school, coming home from work, shopping, etc. is a good time to attract people in the vicinity to attend our open houses. There is a good chance an interested buyer attending our open house could become the new owner. This actually happened to us on three occasions! 

  • Broker Open House Events: Advertising an Open House day and time for Brokers/Agents only is a great way to market your property to all real estate companies and agents. It gives them the opportunity to view your home at a scheduled time and provides upfront knowledge of the home to share with buyers they now or will be representing. In addition, Ferrari-Lund holds weekly Office Tours. The next tour scheduled in your area is Wednesday, your home can be featured at this great tour. 

  • Wine & Cheese Event and/or Ice Cream SocialIce Cream Social

  •  Mayor Writing Campaign: Writing to neighbors and out-of-town owners with “Just Listed” cards to let them know your house is on the market. These people may know someone who is looking to buy in the neighborhood.

  •  Advertise in the Multiple Listing Service (MLS) There are over 2,000 Realtors in Northern Nevada and your property will be available to be viewed by them immediately as your listing is placed in the MLS. The Realtor E-Blast sent out announcing the newly marketed property is also a great tool for getting the attention of Realtors who may be looking for a property just like yours for their current buyers.

  •  For Sale Sign on Property Having a Ferrari-Lund Real Estate for sale sign in front of your property is a huge marketing piece. Potential buyers pass your house every day and do call on “for sale” signs. Even if we are on another call or in a meeting, we answer those phone calls and respond as quickly as possible.

  • Feng Shui and Speaking Another Language, Vietnamese, we have a number of out-of -area Asians contacting Thuy for real estate services. Thuy is familiar with Feng Shui concepts.
