November Update

Hello All:

How are you?    I hope you will be enjoying your Veteran’s Day Weekend.   Truda and I will be cooking at Ronald McDonald on Monday.  Yeah!   We will cook early so that we can be with our family later on.   We started to ask our friends to help us cook at Ronald McDonald as we are running out of dishes to make.   Last month, we had Denise King with Wholesale Mortgage and we made jambalaya.   This Monday, Deb Kyser of Home for NOW LLC (she manages vacation rentals, and furniture rentals) will teach us how to make chicken tetrazzini.   In December, Loann Tran of Casabella Nails and Spa will show us one of her Vietnamese dish.    We have openings for next year so if you would like to be a chef to help these families with sick kids, let us know. 

I also wanted to take this time to thank our five networking partners for their 2019 referrals!  

  • One goes to my photographer, David Robert.   He referred a Hidden Valley listing to me that sold for $550,000!   
  • Another goes to Rafael C. whom referred his sister to me and she bought in Arrowcreek!  Bonus is that his sister referred her friend to me and they are buying a house in Arrowcreek!  
  • Paul Vu, Sacramento Realtor referred a listing in the Stead area and we sold it under 30 days! 
  • Huey Huynh, Vegas Realtor referred a buyer to us and that closed in S. Reno for $485,000.
  • Tracy Tran, insurance agent in Sacramento referred a buyer and we were able to refer them to Huey Huynh in Vegas to buy a house there.

Happy Fall! We are actually having a fall this year in Reno/Sparks!

The Tran Team – Steve Schifferdecker, Thuy Tran and Truda Reynolds just returned from a real estate conference in Boston. It was a great trip to the annual AREAA Conference (Asian Real Estate Association of America) where we renewed acquaintance with many friends, met new ones and shared tips, stories and encouragement. Boston was fun and different, but it is always nice to return to Reno.

The September market report shows 561 sales of existing home in the Reno/Sparks area, which is 40 less than August, which had 601. The median sales price for an existing single-family residence in the Reno/Sparks area was $395,000, representing a one percent decrease from August, but still an eight percent increase from last September! There were 398 sales of existing single-family homes in Reno (including North Valleys) and the median price for Reno homes was $404,975 for the month of September, representing a 2 percent decrease from August. Sparks homes’ median price stayed at $377,500 for the month of September. There is still only a two month’s supply of homes available, so inventory remains low. A six months’ supply is considered a balanced market.

Our October birthdays were Steve’s son, Adam, and Thuy’s mom – Happy Birthday! The team continues to cook dinner once a month for the people staying at Ronald McDonald House in Reno, and our fundraiser last month raised $2000, which we presented to them on Tuesday, October 1! Again, we encourage your support of this charity, as they provide a much needed and appreciated service to families with children in the hospital.
